Large new apartment building planned for ‘most blighted lot’ in downtown Sacramento

One of downtown Sacramento’s busiest corridors could be getting a major new apartment building.

Gateway Development has proposed a five-story building with 94 apartments at the corner of 12th and E streets, in the historic Alkali Flat section of downtown. The empty block “is likely the most blighted lot left in the core and has become a public nuisance for nearby businesses,” Gateway’s Daniel Parrella said.

The project would be the latest in a wave of apartment buildings on the northern edge of the central city and one of the largest residential projects in Alkali Flat built in years. The block is across the street from a Regional Transit light rail stop and faces 12th Street, a busy artery leading into downtown.

Called Gateway at Alkali, the building would have 38 studio apartments, 48 ​​one-bedroom units and eight two-bedroom apartments, according to a project application filed with the city of Sacramento. The units would range in size from 495 square feet to 1,140 square feet.

The apartments would be rented at market rate.

Several new apartment buildings have been constructed or proposed nearby, including the Growers District on North 16th Street and the Lavender Courtyard affordable housing complex at 16th and F streets.

Gateway Development, a relatively new firm, is also behind a proposal to build a 246-unit apartment building on the northeast corner of 21st and Q streets in midtown Sacramento.
